The South Devon Accommodation Group (referred to throughout as “we”, “us”, or “SDAG”) is an independent membership organisation that connects guests with independent holiday accommodation providers across the English Riviera, South Devon.

We were founded in 1962, formerly known as The Bridge Group, and we exist to support independent hosts and help guests find quality places to stay across South Devon.

By using our website, you agree to these Terms and Conditions. Please read them carefully before using our site or services.

2. What We Do

The South Devon Accommodation Group operates as a directory and marketing platform. We list accommodation provided by independent member hosts including B&Bs, guesthouses, small hotels, and self-catering properties across South Devon.

It is important to understand that:

  • We are not a booking agency
  • We do not take payments for accommodation on behalf of member properties
  • Bookings, payments, and contracts for stays are made directly between you and the individual accommodation provider
  • Each member host is an independent business and is solely responsible for the accommodation they offer

We help connect guests with hosts. The relationship and any agreement for a stay is between you and the host directly.

3. Using Our Website

When using our website, you agree to:

  • Use the site only for lawful purposes
  • Not attempt to gain unauthorised access to any part of the website or its systems
  • Not use the site in any way that could damage, disable, or impair its functionality
  • Not submit false, misleading, or fraudulent information through any forms or enquiry tools

All bookings are made directly with the individual accommodation provider. When you make a booking through a member’s website or by contacting a host directly:

  • Your contract is with the accommodation provider, not with SDAG

  • Any disputes regarding your stay must be raised directly with the host
  • SDAG is not liable for any aspect of the accommodation, your booking, or your stay

We strongly recommend that you read the terms and cancellation policy of each property before confirming a booking.

6. Best Price Guarantee

We encourage guests to book directly with our member hosts to secure the best available rate. While we promote direct booking and highlight the benefits of doing so, SDAG does not control individual host pricing and cannot guarantee that a lower price will not be available elsewhere.

Any best price claims are made by individual hosts and are their responsibility to honour.

7. User Accounts

Some areas of our website, including the Owner’s Dashboard, require you to register and log in with an account. If you create an account, you agree to:

  • Provide accurate and truthful information during registration
  • Keep your login credentials secure and not share them with others
  • Notify us immediately if you believe your account has been accessed without your permission
  • Take responsibility for all activity carried out under your account

We reserve the right to suspend or close accounts that breach these terms or are used inappropriately.

8. Property Owner Responsibilities

If you are a member host listing your property on the SDAG website, you agree to:

  • Provide accurate, honest, and up-to-date information about your property
  • Ensure your listing complies with all relevant laws and regulations, including those relating to fire safety, insurance, planning permission, and guest accommodation
  • Handle guest enquiries and bookings professionally and in a timely manner
  • Comply with UK data protection law when handling guest personal information
  • Keep your availability and pricing up to date

SDAG reserves the right to remove any listing that does not meet our standards or that we believe may mislead guests.

9. Intellectual Property

All content on the South Devon Accommodation Group website, including text, images, logos, graphics, and design, is owned by or licensed to SDAG unless stated otherwise.
